How much does a sensory room cost?

There is no single price, because "sensory room" covers everything from a tent in a bedroom to a custom-built suite. Below we set out supplier package examples and what changes the price. Everything here is typical pricing to help you plan, not a quote.

What do UK sensory room packages cost?

These are published package prices we found on UK supplier websites in November 2026. Most are excluding VAT, and some exclude delivery and installation. Treat them as examples: suppliers change prices, and some now show prices only on request or at checkout, so confirm the current price with the supplier before you budget.

What affects the cost?

  • Size of the room, and how much needs padding, flooring or lining
  • Fixed or portable. Wall- and ceiling-fixed items cost more to install than free-standing ones.
  • Interactivity. Projection, sound-reactive panels and eye-gaze systems cost more than static lighting.
  • Equipment quality and durability. Settings with many users usually need sturdier kit.
  • Installation and electrics, including wiring, ceilings or structural work
  • Design and project management, which are sometimes included and sometimes extra. Most installers offer free 3D design.
  • Access needs, such as hoists, wheelchair space or Changing Places features
  • Safety requirements, including fire, electrical and water safety checks
  • Delivery, lead times and VAT

How much does a home sensory room cost?

At home you can start small. A tent, cushions, lighting and a few sensory toys can come to a few hundred pounds, and you can spread the cost by adding items over time. Complete budget kits sit around £1,500, and some suppliers sell home rooms from about £4,300 (see the Experia "sensory room in your home" package above). See sensory room at home.

How much does a school sensory room cost?

Schools often need more durable equipment and a larger room, so budgets are usually higher. An industry guide puts standard school rooms at £10,000 to £25,000, though packages start lower and calm-room set-ups can be cheaper. Many schools fundraise or apply for grants and can buy on a purchase order. See sensory rooms for schools, and funding and grants.

How much does a Snoezelen room cost?

Snoezelen is a trademarked style of multi-sensory room, so there is no single price. Costs depend on size and what is included. Ask any supplier exactly what is in the quote. See multi-sensory rooms.

What does installation include?

Ask what a quote covers before comparing prices:

  • Design or a 3D plan
  • Equipment and delivery
  • Installation, fixing and electrics
  • Padding, flooring and decoration
  • Training and handover
  • Warranty, servicing and maintenance
  • VAT, and whether VAT relief may apply to you

Some suppliers sell equipment only (supply only). Others design and install the whole room. A supply-only price may look lower but leave you to find a contractor. Several packages above are explicit about this, for example one "supply only" interactive package and another sold as "installed".

Are sensory room packages better than buying items separately?

Packages can save money and make sure the pieces work together, and they often include a design. Buying separately gives you more control and lets you spread cost. Compare the package against the items it contains, ask what is included, and check you need everything in it.

Does VAT relief apply?

GOV.UK says that if you are disabled or have a long-term illness, you will not be charged VAT on products designed or adapted for your own personal or domestic use. Different rules may apply to organisations, so what applies to a school, care home or charity depends on the buyer, the item and how it will be used. Check the GOV.UK page and ask your supplier. We do not give tax advice.

How can you keep costs down?

  • Start with a corner and add over time
  • Choose a few items that fit the user instead of a large package
  • Mix budget and professional items, with professional-grade items where durability matters
  • Ask for several quotes and compare what is included
  • Look at grants and fundraising (see funding and grants)
  • Include running costs, maintenance and replacements in your budget

Plan your budget

Write down the room size, who will use it and what you need, then ask for the same details from every supplier so quotes are comparable. Our guide to creating a sensory room and what to put in a sensory room help you decide what you need first.

What is the average cost of a sensory room?
There is no true average, because rooms vary so much. Published UK packages run from about £1,895 to £32,750 ex VAT. Check what each package includes before comparing prices.
Can I build a sensory room for under £500?
You can create a sensory corner for a few hundred pounds using lighting, soft seating and tactile items. A fully fitted room costs more.
Why do sensory rooms cost so much?
Costs come from specialist equipment, safe installation, electrics, durable materials, design time and, for larger rooms, bespoke fitting.
Is supply-only cheaper than installed?
The headline price often is, but you pay a contractor separately and need to arrange safety checks. Compare like with like.
Are there grants for sensory rooms?
Yes. Some charities and funders support sensory rooms for schools, care settings and families. See our funding and grants guide.
How do schools pay for a sensory room?
Through school budgets, fundraising and grants. Many suppliers also accept purchase orders. Ask before you order.
Can I request a custom sensory room package quote?
Most suppliers will quote for a custom package. Share a brief with the room size, users and budget so quotes are comparable.
Can schools buy on a purchase order?
Many suppliers accept purchase orders from schools and the NHS. Ask the supplier before you order.
Do I need to pay for servicing?
Some equipment, such as bubble tubes and interactive systems, needs regular cleaning or checks. Ask about this before buying.
